Project Snapshot
The Assam House project is being developed on a 1,000 sq. metre plot in Dwarka, New Delhi, with a total built-up area of approximately 30,000 sq. ft. Designed as a 3 Basement + Ground + 4 Floors (3B + G + 4) structure, the building will house around 25 well-appointed guest rooms, along with essential hospitality and service spaces.

The project began in 2022 and is currently under construction, with a revised completion timeline set for December 2024. The estimated project cost stands at approximately ₹21.66 Crores (updated from earlier estimates of ₹20 Crores).

The development is being undertaken by PWD (Building & NH), Assam, while Prakalpa Planning Solutions Pvt. Ltd. is serving as the consultant for architecture, interiors, structural design, and MEP systems.

Architectural Planning & Design Approach
The architectural vision of Assam House revolves around creating a modern, efficient, and inclusive government guest house. The multi-level structure ensures optimal land utilization by incorporating three basement levels dedicated to parking and building services.

The design emphasizes:

  • Clear spatial organization and circulation
  • Efficient zoning between public and private areas
  • User-friendly layouts for diverse occupants, including patients and students

While contemporary in its execution, the design is expected to subtly integrate cultural cues that resonate with Assam’s identity, offering a sense of belonging to its visitors.

Interiors & Guest Experience
Assam House is being designed to deliver a 4-star category hospitality experience, setting a new benchmark for government guest accommodations. The interiors will focus on comfort, accessibility, and functionality, especially considering its intended users.

Key features include:

  • Comfortable and well-furnished guest rooms
  • Welcoming reception and lobby areas
  • Dining and common spaces for interaction
  • Meeting rooms for official and informal use

The design approach ensures that the spaces are calm, practical, and inclusive, making them suitable for both short stays and longer durations.

Engineering & Infrastructure
A major strength of the project lies in its integrated engineering approach. With architectural, structural, and MEP systems planned cohesively, Assam House is expected to deliver high operational efficiency and sustainability.

Key infrastructure highlights include:

  • Advanced mechanical, electrical, and plumbing systems
  • Efficient service planning within basement levels
  • Optimized energy and water management solutions

This ensures a future-ready building that meets modern performance standards.

Strategic Location Advantage
Dwarka’s rapid transformation into a well-connected urban hub makes it an ideal location for Assam House. The project benefits from:

  • Close proximity to Indira Gandhi International Airport
  • Strong metro and road connectivity
  • Easy access to major healthcare institutions and educational centers

These factors are particularly significant given the building’s intended use for patients and students, enhancing both convenience and accessibility.

Its role includes:

  • Providing affordable and comfortable accommodation for patients and students from Assam
  • Supporting official visits and administrative activities indirectly
  • Strengthening Assam’s presence and outreach in Delhi

By addressing real-world needs, the project positions itself as a people-focused infrastructure initiative.

Project Timeline & Progress
